common Questions

what do you charge for your services?

We typically charge a flat fee based on the scope and complexity of a project.

We’re happy to meet for an initial consultation and then provide an estimate without any fee or obligation.

Occasionally circumstances call for hourly services, or a two-phased proposal where we explore schematic possibilities first.

How much will construction cost?

Construction prices are difficult to predict; labor and goods rates vary widely through seasons and years. Sometimes general contractors are willing to give a rough estimate based on schematic ideas, but the best way to truly know what a project will cost is to have a few general contractors bid on completed construction documents.

Contractors look at square footage, infrastructure and systems, the amount of exterior work versus interior, and the complexity of the spaces (kitchens and bathrooms are the most complex).

do you do the construction part?

We are not general contractors and do not provide construction services.

However we do have trusted general contractors that we’ve worked with for years and can make recommendations.

do you do structural engineering?

Architects aren’t legally allowed to practice structural engineering and we don’t have any in-house engineers employed.

We have long-standing relationships with engineers that we partner up with, often bringing them under the umbrella of our client contracts.

are you licensed and insured?

Our well established business is licensed and insured.

Our principal, Celia Bowman, is a licensed architect in the state of Colorado and has the option of becoming licensed in other states.

Colorado requires licensed architects for commercial projects but does not require them for single-family or some multi-family projects.

Generally when there are a lot of walls being moved around and/or any exterior additions a licensed architect is recommended.

can homeowners do their own construction work?

Colorado jurisdictions typically allow homeowners to do their own construction work. It’s recommended but not required to hire licensed plumbers and electricians. Homeowner work is subject to the same construction inspection standards.

We’ve worked with quite a few intrepid homeowners over the years that have done great work and saved themselves a lot of money!

do I have to get a permit?

We recommend doing permitted work where required, the construction quality oversight is helpful for durability and safety, and improvements can be helpful to have on record for resale and insurance.

Local jurisdictions typically describe their requirements online. The City of Fort Collins website has a page called building permits, under permits/licensing, that describes residential and commercial permit exceptions.

can we live in our home while it’s being worked on?

Oftentimes yes, it’s up to you how well you’ll cohabitate with construction. It’s usually possible to put up temporary walls and install temporary plumbing if needed.
